When Taking Your Own Photos Follow These 7 Simple Photos Tips for Best Results:

Tip #1  Hold your camera HORIZONTALLY (from right to left).  VERTICAL photos (up and down) will distort in the MLS.

Tip #2  All photos must be in a .jpg format

Tip #3  Use your flash  - brighter is better.

Tip #4  Best exterior photos is when the sun is on the front of the house with a blue sky

Tip #5  Take photos of you home selling points.  Remove clutter. Remove personal photos. Remove pets and children. Set the breakfast room and dining room table.  Remove rugs take the photo of the hardwood floors instead.  When taking photos of the master take a photo of the selling point i.e. trey ceiling and not the bedspread.  Never take pictures of the toilet area take photos of the spa bath instead.

Tip #6  Take your photos in order - as if you are walking the buyer through the front door. Take photos of the: Exterior Front, Foyer Area, Formal Living room, Dining room, Kitchen (several angles), Breakfast area, Great room,  Master Suite, Master Bath, Basement, Bonus room,  Exterior back of the house and Backyard.

Tip #7  Interior Photos That Include Windows

It is important to minimize the light coming from a window. Your cameras light sensor will adjust itself to that large light source which will cause the rest of the photo to be underexposed. Close the blinds or drapes if you can.

A GREAT TRICK TO KNOW - Point your camera to the right or the left of the window (so that the window is outside the picture frame). Depress the shutter button until the camera set the focus and light meter (about halfway) so that the camera takes the light reading from the wall.  Then turn your camera back to the shot you want (keeping the shutter button depressed halfway down) and take the picture.
